Senior Project Manager — Ground-Up Residential | Greenpoint, NY Our client is a well-established residential developer with a 40-story ground-up tower breaking ground in Greenpoint in approximately two months. They’re looking for a Senior PM who leads from the front — someone with the technical chops and the people skills to run a complex high-rise from dirt to certificate of occupancy. What You’ll Do • Own the full project lifecycle on a 40-story ground-up residential tower — from pre-construction through closeout • Lead, manage, and develop a project team including superintendents, coordinators, and subcontractors • Drive scheduling, budgeting, and cost control to keep the project on time and on budget • Coordinate with ownership, architects, engineers, and city agencies throughout construction • Manage permitting, inspections, and DOB compliance in NYC • Run weekly OAC meetings and report directly to executive leadership • Identify risks early and solve problems before they become delays What We’re Looking For Must Have • 8+ years of construction project management experience, with high-rise residential in NYC • Proven track record taking ground-up projects from foundation through CO • Strong leadership skills — you build teams, not just manage tasks • Deep knowledge of NYC DOB, permits, and inspection processes • Comfortable owning a project independently with minimal oversight Nice to Have • Experience with 30+ story residential towers in Brooklyn or Manhattan • Existing relationships with NYC subcontractors and trades • PMP or similar certification Why Join • Flagship project — 40-story ground-up in one of Brooklyn’s hottest neighborhoods • Leadership role with full project ownership and executive visibility • Competitive comp for the right operator • Day shift hours — 8am to 5pm, no crazy overtime culture Compensation: $175,000–$225,000
